While COVID-19 has had major economic impacts on everything from restaurants to malls, one thing it doesn’t seem to have done is dampened the enthusiasm of developers looking to bring new housing to the Golden area.
That’s particularly true just north and east of North Table Mountain, where multiple developers have filed with documents with Jefferson County to begin processes that could bring hundreds of new housing units. Here is a look at those proposals — and where they currently stand.
East of North Table Mountain
Location: 4755 Eldridge St. (closest intersection is at Eldridge Street and 48th Avenue)
Current Owner: Paula Dunbar and Eddie Geisert
Proposed Development: The 4.67-acre site would be developed into single-family homes. A proposed site plan submitted to the county shows 20 lots.
Proposed Developer: Carlson Associates, Inc.
Zoning Request: Carlson Associates, Inc. is requesting to rezone the property to allow 4-5 housing units per acre, which is twice the recommended density in the comprehensive plan for the area.
Current Status: Carlson Associates, Inc. held a pre-application information meeting on Jan. 7. County planning staff are now working on providing a pre-application response to Carlson Associates, Inc. A pre-application response allows staff to give initial comments to an applicant and notify them of potential issues before the applicant goes through the more extensive process of making a formal application.
Location: 5025 McIntyre St. (located at 50th Avenue just east of Fairmont Elementary School)
Current Owner: Kenneth A. Muller
Proposed Development: Up to 33 single-family homes. The site plan submitted to the county calls for a pocket park in the middle of the development.
Proposed Developer: Carlson Associates, Inc.
Zoning Request: To rezone the property to allow for a density of up to 4.3 lots per acre with lots being 50 feet wide and 10 feet deep.
Current Status: At a community meeting on Jan. 6, Carlson Associates, Inc. agreed to reduce its proposal from 88 units to the current 33 units. According to a summary of the meeting, most comments from the community made at the meeting expressed opposition because of concerns about density, traffic and other impacts. Carlson Associates, Inc. will now have one year from the meeting date to submit a formal rezoning application.
Location: McIntyre Street and 54th Avenue
Current Owner: Not listed in public documents
Proposed Development: 168 single-family attached and detached units with shared amenities, including a pool and pocket park. The units would be leased.
Proposed developer: Avilla Homes
Zoning Request: Rezone to allow the development on the 5.7-acre site.
Current Status: Avilla Homes is scheduled to hold a community meeting about the proposal on Jan. 26. Following the meeting, Avilla Homes would have one year to submit a formal rezoning application.
North of North Table Mountain
Location: 58th Avenue and Blanca Street
Current Owner: Charles Williams and Anthony Lombardi
Proposed Development: 235 residential units (approximately 9 dwelling units per acre) with 70 one-bedroom units in 35 duplex buildings, 94 two-bedroom houses, and 74 three-bedroom houses. Parking for 533 vehicles is provided in spaces and garages. The units would be rented.
Proposed Developer: Avilla Homes
Zoning Request: Rezone the property to allow nine dwelling units per acre. The county comprehensive plan currently calls for four dwelling units per acre.
Current Status: Following a community meeting held on June 25, 2020, Avilla Homes has one year to submit a formal rezoning application to the county. Jeffco Planner Alicia Halberg told the Golden Transcript Avilla Homes has not done so as of Jan. 22. A formal rezone application would ultimately need to be reviewed by the county planning board and approved by the county commissioners.
Location: 18002 W. 53rd Lane (property backs up to North Table Mountain open space)
Current Owner: Charles Williams
Proposed Development: Lots for up to 33 single-family homes.
Proposed Developer: JCM Development LLC
Zoning Request: To rezone the property to planned development allowing for 1.09 dwelling units per acre. The site is 16.8 acres.
Current Status: A vitual community meeting is now scheduled for 5:30 p.m. on Feb. 10. Members of the public can join the meeting by going to planning.jeffco.us and clicking on virtual meetings. Following the community meeting, JCM Development LLC will have up to one year to submit a formal rezone application.
